A "SIP" is a structural sandwich panel employed in the construction industry. It consists of an insulating layer of rigid core sandwiched between two layers of structural board. The board is typically plywood but can also be sheet metal, cement, magnesium oxide board (MgO) or oriented strand board (OSB), and the core can either be expanded polystyrene foam (EPS), extruded polystyrene foam(XPS), polyisocyanurate foam, polyurethane foam, or be composite honeycomb (HSC). SIP panels are manufactured in a factory setting and delivered as entire wall panels for assembly on site - much like a kit of parts.

The success of volumetric module manufacture relies upon repetitious application of standard sized modules and units.  Volumetric modules are large building components that can be bolted, nailed, welded, etc. together to create complete buildings without the need for an additional superstructure.  Modules are typically steel or timber-based, pre-fitted with electrical, plumbing and mechanical systems as well as doors, windows, millwork and interior finishes., TUnits/modules are fabricated in a factory and then transported to the construction site and craned into final position on site built foundations.

Prefab Pre-finished Volumetric Construction (PPVC) technology provides semi-finished mid-rise to high-rise apartment modules fabricated in factories offsite before being stacked on top of one another. Built-in cabinets, kitchen cabinets, counters, backsplash as well as bathrooms are assembled in factories and then transported to the building site, where the are ultimately hoisted by cranes into place. High-rise structures often utilze Panel System facades to supplement their volumetric modules.

A PREFAB PROJECT DELIVERY PROCESS

 

OVERVIEW

The Prefab project delivery process often includes a palette of standardized building modules that are pre-arranged and configured to meet your project programmatic requirements. While modules are standardized in overall size, a wide array of design solutions are possible – design flexibiity with standardized components brings efficiency, affordability, speed and quality to the entire project process. Reduced design, permitting and construction times result in earlier move-in. A Prefab process is in stark contrast to the traditional design, permitting and construction process.  Traditional construction methods are inherently and largely non-predictable  with many change orders and surprises incurred at every step oft he process. Conversely, a Prefab solution brings predictability to an otherwise non-predicatable  process. The following outline of project PHASES can be contracted singularly or collectively depending upon the respective Prefab company and your comfort level/preference.

 

PHASE 1  -  FEASIBILITY REPORT & STUDY                                                                                                                                                                                        

Prefab Provider: 

  1. Prepares an analysis of proposed project including budget, schedule, project permitting approval requirements and site/location.

  2. Engages in research and review of governing agency requirements, property entitlements, building envelope, soft costs/fees, hard costs for construction, site-specific considerations, and impact

  3. Introduces Client to potential Lenders and Finance options.

  4. Reviews Report findings that will support and/or re-adjust the overarching project development goals.

Summary - At the conclusion of this Phase 1, clients have a clear understanding of the development possibilities for their property and project and typically sign a contract with their Prefab Provider for each of the three phases below as individual/singular contracts or as one collective contract for services. The type of contract should be discussed with the Prefab Provider to satisfy your preferences and their business model requirements. The pros/cons of these contractual differences are minimal and are typically resolved in a 10 minute discussion. Before signing any contract, it’s imperative for you to feel comfortable and confident that both you and your Prefab Provider can fulfill their contractual roles and responsibilities to bring your project to fruition.

 

PHASE 2 - TEST FIT & FINANCING                                                                                                                                                                                                  

Prefab Provider:

  1. Prepares 2 and 3-dimensional schematic plans, layouts, and massing options.

  2. Outlines corresponding budget and schedule considerations for each option.

  3. Finalizes a specific macro design option for micro refinement and development.

  4. Through a value engineering process, a final project solution and corresponding Budget (including all soft & hard costs) & Schedule are established.

  5. Recommendations for Project financing and lenders – construction loans, conventional mortgage, available rebates/incentives/tax credits, etc. along with documentation enabling Client to receive Preliminary Financing Approval.

 

Summary - At the conclusion of Phase 2, clients have their final macro project design and all documents required for funding/lender applications.

PHASE 3 - DESIGN DEVELOPMENT & SPECIFIC DOCUMENTATION FOR PERMITTING                                                                                                       

Prefab Provider:

  1. Coordinates any required property/site-specific criteria, drawings, documents for governing agencies including soils/geology reports, environmental impact reports, Planning/Zoning Dept.  

  2. Concurrently prepares and assembles construction documents for submittal to governing local and State agencies.

  3. Prepares final specifications for micro/finish design elements (colors, materials, etc.).

  4. Procures final permit and provides all corresponding permit documents required for project financing approvals.

Summary - At the conclusion of this Phase 3, clients have their Lender approved project financing, have completed the selection of all micro design elements and have procured approved building permits for all factory-built and site build portions of the project.

PHASE 4 – FABRICATION AND SITE DEVELOPMENT                                                                                                                                                                 

Prefab Provider:

  1. Begins coordination/integration of site-specific and fabrication  scopes of work.

  2. Coordinates module fabrication and procurement of governing agency inspections at prefab facility.

  3. Breaks ground - building foundations and all related on-site work including utilities, grading, parking, drainage, etc.

 

Summary - At the conclusion of this Phase 4, all modules will be assembled in the factory and the project property/site will be prepared for the soon-to-be-delivered. modules.

PHASE 5  – TRANSPORT,  INSTALL & BUILD OUT                                                                                                                                                                          

Prefab Provider:

  1. Executes the Transport, Staging & Installation prefab building modules.

  2. Coordinates the on-site connections and marriage of modules to provide a complete and finished building.

  3. Finalizes landscape installation and the connection of all utilities.

  4. Provides Substantial Completion documents for lenders.

 

Summary - At the conclusion of this Phase 5, prefab modules, are set in place on site built foundations. In addition, all Electrical, Mechanical, Plumbing, Fire/Life Safety systems, etc are connected resulting in a substanstially completed/finished building.

PHASE 6 – PROJECT COMPLETION                                                                                                                                                                                             

Prefab Provider:

  1. Procures final local governing agency inspections.

  2. Completes punch list items, landscape, and utility connections.

  3. Delivers all project product warranties and a final Certificate of Occupancy.

  4. Final project walk-through and delivery of keys.

 

Summary - At the conclusion of this Phase 6, Prefab Provider delivers building and all corresponding lending documentation to the Client.
